Sliding Glass Door leaks is most common. People do not apply sealant properly. Sealants is applied to the anchors located on the track sill. There is not any sealant at all when we look. The installer should prime the anchor hole with sealant first, then tighten the tapcon anchor so that it seats to the frame.
Leaks can form and do happen all the time.
The sealant attaches itself to the anchor and the frame track sill when its to tight. Water will not be able to penetrate the tiny gap between the anchor and sill.. This is the proper way that it should be done. Avoid all leaks at all costs resulting in your happiness with the task.

What we commonly find is that the installer has installed the tapcon without priming the hole with sealant. Instead, they just put in the tapcon in the hole dry, then smear silicone over the tops of the anchors and frame afterwards. This is just not the way it should be done. it will certainly leak in the future.

The first thing we do when we discover this on a sliding glass door leak repair job, is to take every thing off. The anchors and the sealant. Once we remove these, we clean the entire track and get rid of all the sealants that ere applied at intallation. Now that the track is clean, we drill the screw holes and prime them with acryl-r sealant. we install the tapcons so that they embed into the sealant bed to seat into the hole. after the tapcons are installed, we seal the frame jamb/ sill connections. If the stucco looks good and there are not any repairs needed, we install the panels.
